To Whom It May Concern:

Gerard Marino did a truly outstanding job leasing my investment property. A summary of his performance is as follows;

- $70 more per week than I expected, equating to a 12% higher yield.
- 3 applications from high quality tenants secured within three working days on the market, and very close to Christmas.
- Lease signed within one week of the property being on the market.
- Tenants moved in (on the 23rd of December) within 3 days of signing the lease and 9 days after the apartment had been put on the market.
- Very proactive and great communication.
- Excellent knowledge of the market.

A more detailed description;

I was renovating the property and it was taking me a lot longer than I originally thought. Gerard consistently called me each week to see how it was going and to update me on the state of the market. When it was closer to being finished, he took a couple of people through for a sneak peak to get a good gauge on what I might get for it and maybe even secure a tenant without having to put it on the market.

As soon as I said it was ready to show, Gerard organised a photographer immediately and put it straight on the web. I thought the property was worth about $430 per week as the neighbouring apartment in nearly as good a condition had recently rented for $370. Gerard pushed me to go for $500, which I was very hesitant to do, especially so close to Christmas, and nearly made him reduce it to $450.

The first two prospects to view (when there were still tools in all the cupboards) both applied and within two days another person applied, all for the advertised price ($500pw). All were quality prospects with high incomes and plenty of cash in the bank. Despite the fact that it was almost definite that a lease would be signed with one of the prospects, he continued to show the flat just in case. Each time he showed the apartment he would call me straight away and give me a full run down on how it went and his thoughts on the tenants.

Even after the flat had been rented, Gerard would call me and let me know any feedback he had received from the tenants.

Through the entire process I had absolutely no doubt that Gerard had my very best interests at heart. I highly recommend him to anyone looking to lease their property, and will be sure to employ him again in the future.

Am I glad that I contacted Renaye Redmond? You bet I am!

Please read this if you are thinking of selling as I have just been through the experience myself and this can help you make an informed choice.

I contacted an Agent at a well known, highly advertised agency as he had kept me in his contact book from an earlier inspection of a property some years ago. During that time he'd built a rapport with me and I certainly felt "loyal" to him. He assured me at the signing of the agency agreement what a great agent he was and what a great result he would achieve because of his experience and reputation. He advised what he thought was the best way of achieving a great result which included advertising upfront. Each week I was pressured into paying for a larger ad.

From the first inspection I started to hear all the things that were "wrong" with the property. Each week the negativity grew. He did not deliver and I therefore terminated that agreement at the end of the contract.

I noticed that Morton and Morton had been advertising for Pyrmont and a couple of the owners in my building who knew I was selling suggested I contacted Renaye Redmond as they had found her very approachable and well informed about Pyrmont values.

That turned out to be the smartest move I made. Renaye was so easy to work with. Everything she said she would do, she did do. Instead of talking herself up, she spent time talking up the value of my apartment. Renaye achieved a sale at the full value for my property. I did not hear one negative comment during the time of our dealings. She was always punctual, always courteous and always thanked me for the presentation of the apartment.

Bottom line I ended up with $300,000.00 more than the offer the previous Agent had asked me to take.

Renaye put her money where her mouth was and got me a really great result.

Have just finished the inspection of Grasmere Road and the flat is in very good condition. The new washing machine is in and the tenants are very happy in their home.
