The Morton & Morton Building Management team has extensive knowledge and experience in the establishment, ongoing management, and maintenance for strata properties. We retain the services of expert consultants in all fields to ensure our systems and knowledge is up to date, and readily available for our clients.

Occupational Health & Safety

Morton & Morton Building Management are committed to providing and maintaining safe and healthy working conditions for all employees. Equally, we recognise our responsibilities in ensuring the health and safety of residents, guests, contractors and other visitors of the Buildings that we manage.
Our OHS&E systems are kept up to date by our retained OHS&E Specialist. These systems meet:
• ISO 14001 accreditation – Environmental Management Systems; and
• AS: 4801 – OHS&E Management Systems.

Computerised Maintenance Management System (CMMS)

Morton & Morton Building Management use the latest technology to ensure that all Building Services related intellectual property of the Owners Corporation is retained in a system that is reliable, flexible, and interactive for all owners, contractors, and tenants.

The overall system, called M&M WorkSpace, can be used by all building services staff including the Residential Building Services Manager, Building Manager, Concierge, and Handyman. The Residents, Contractors, Executive Committee, and Strata Manager can also make quality use of the system. The system provides password access for all users and each login is set at appropriate security levels allowing the tracking of information relevant to the user, and also protecting Privacy.

M&M WorkSpace is at the forefront of the facilities/asset management industry and is used to control facilities as complex as hospitals, sporting stadia, and major city infrastructure. Morton & Morton have worked very closely with the creators of this system to achieve operation that is specific to Residential Strata with an emphasis on interactive functionality for our clients, and specifically the Executive Committee and Strata Management provider. Key features include;

• Work Request and Tracking – work requests can be provided either by email, phone, online or through the concierge. These work requests can then be tracked by the requestor, or authorised persons, through to completion.
• Sustainability – The system analyses usage data and assists in identifying costly energy spikes. This allows us to adjust controls, such as mechanical operations, to improve economy and reduce environmental impact. This can lead to achieving ‘Nabers’ or ‘GBCA’ environmental ratings if the Owners Corporation so desires.
• OHS – The system ensures that all basic OHS documentation is kept up to date, and also ties OHS practice to invoice approval, thus further protecting the building against negligent safety practices.
• Inspections – The system can be used by residents to book in for inspections such as fire with ease.
• Financial Control – The system associates all work orders to suit the budget codes used by the Strata Manager for financial control of administration and sinking funds.
• Reporting – The system is highly intuitive and collects information with sophisticated methods of association. This allows the reporting functionality to be highly flexible so to produce the output that is required by the Executive Committee.
